BRIEF BACKGROUND INFORMATION

 

HDC’s first major emphasis is the provision of safe, clean and affordable home ownership for people though out The United States. We initiated our affordable housing program in the early 2002, and presently have 50 units of single and multiple family housing all of which are owned by HDC and managed by its subsidiary, Moore Consultant Group Real Estate Development Corporation. Our Homeownership Program was initiated in January 2003 and combines the production of affordable housing, with extensive counseling and financial assistance to low-income families. HDC’s Homeownership Program consists of the development of affordable homes; extensive training and counseling to homebuyers; pre-qualification for mortgage loans; down payment assistance; and principal mortgage reduction assistance. Construction loans, as well as down payment and mortgage reduction assistance are being provided by MAAHF (Moore American Affordable Housing Foundation) and the MMPPF (Moore Mortgage Partnership Program funds). Families at 60 to 80% below the United States median income, adjusted by family size, are eligible to receive assistance under this program. Selling prices range from the high forties to the low sixties, with subsidies reducing first mortgages at as much as 30% below the selling price. Eight homes have been sold to date; four are under construction; and a 15-unit single-family subdivision is in the pre-development stage with MAAHF providing substantial financial contributions for this development in Ocala in Central Florida. There are 6 affordable homes in construction now and will be completed by early spring of 2004 in Ocala, Florida just off Interstate 75. MMPPF helps individuals and couples with incomes below the national average for a standard bank loan, obtain a loan for an affordable home within their income margin. MAAHF helps individuals and couples that are not eligible for home loans through any programs, because of poverty, obtain funding, jobs and education on home ownership. MAAHF is a two (2) year program that develops the necessary payment history for a MMPPF low interest rate loan.
